As part of our ongoing commitment to transparency and trust, we want to ensure every customer understands our No Refund & No Returns Policy before proceeding with a purchase.

All Sales Are Final

Due to the unique and irreversible nature of land transactions, all sales made by Angel REI Properties LLC are final. We do not offer refunds, returns, or exchanges on any purchases, whether made in full with cash or through seller financing.

Before purchasing, all buyers are strongly encouraged to perform due diligence, including:

  • Researching the property
  • Verifying zoning and permitted land uses
  • Conducting a title search
  • Visiting or inspecting the property

We provide every opportunity to evaluate the land prior to closing the transaction, and we make every effort to present the property details as accurately as possible.

Cash Purchase Terms

For customers who choose to pay cash in full, the following applies:

  • A formal purchase agreement will be drafted and signed by both parties outlining the specific terms of the sale.
  • A Special Warranty Deed will be recorded with the county recorder’s office in the jurisdiction where the property is located, officially transferring ownership to the buyer.

Once the deed is recorded, the sale is considered complete and non-refundable.

Seller Financing Terms

For customers who opt for seller financing, we provide a structured payment plan through an Agreement for Deed:

  • The buyer agrees to make monthly payments until the full purchase amount, including interest and fees, is satisfied.
  • During this financing period, the buyer is responsible for fulfilling all contractual obligations.
  • After the final payment is made, Angel REI Properties LLC will record a Special Warranty Deed with the appropriate county office, officially transferring ownership to the buyer.

Due to the structured nature of seller financing and the legal agreement in place, all payments made are non-refundable, and the agreement is binding once executed.
